Why Cyprus

Cyprus has been a Mediterranean property destination for decades, but the island's two sides are genuinely different markets, not two flavours of the same one. For a client base already comfortable with Egypt's Red Sea and North Coast, Cyprus adds a Mediterranean, euro-priced option with direct flights from most of Europe.

Republic of Cyprus (Greek Cyprus)

The EU side -- Limassol, Larnaca, Paphos, Nicosia

A full EU member state since 2004, with the euro as its currency and EU freedom-of-movement rights for citizens of other member states. Its coastal cities run a mature, liquid property market with a long history of foreign buyers, particularly from the UK.

We do not yet have a developer partner or live inventory on this side of the island. When that changes, this becomes a section of its own -- with projects in it.

Northern Cyprus -- the value side

Northern Cyprus is administered separately from the Republic of Cyprus, a situation dating to 1974 and still unresolved under UN-mediated talks. Its international recognition is limited -- Turkey is the only country that recognises it as a state; the EU, UK and UN all consider the whole island part of the Republic of Cyprus, and EU law does not apply there pending a political settlement. None of that has stopped a real, functioning property market from developing over the last two decades: villas, apartment complexes and resort developments now line the coast from Kyrenia to Famagusta, built largely on demand from the UK, mainland Turkey and increasingly the Gulf.

The appeal for buyers is straightforward: Mediterranean living at a fraction of Spanish, Portuguese or southern-Cyprus prices, the same 300-plus days of sunshine as the rest of the island, and -- unusually for this stretch of Europe -- widespread developer-backed, interest-free payment plans.

Foreign buyers can purchase property here, subject to government approval and caps on how much any one buyer or project can sell to non-citizens. Property titles on the island fall into a few different categories with different histories, and the practical advice we would give anyone is the same we would give for any cross-border purchase: have independent local legal counsel verify the specific title on any unit before you commit, rather than taking a developer's or agent's word for it. We work with a developer whose projects are established and multi-phase, not a one-off -- that is a starting point for due diligence, not a substitute for it.

Which fits you?

All three sit in the same stretch of coast and share a developer, so the honest differences are scale, position and timing rather than character. Four Seasons Life III is the smallest of the three and the most established address in İskele. Courtyard Platinum is the largest at 952 units and straddles İskele and Long Beach. Querencia sits on Long Beach itself and hands over three months later, in March 2027. We would rather walk you through the actual floor plans and price lists than characterise them from a brochure -- ask, and we will send the current list.

Why Liaison for Cyprus

We are honest about this one, the same way we were with Montenegro: Liaison does not have a closed-deal track record in Northern Cyprus yet. What we do have is the same due-diligence discipline we apply to every Red Sea and North Coast client, and a developer partner with a real, multi-project history on the ground rather than a single unproven launch.
