Almaza Bay is a master-planned destination on Egypt's North Coast, developed by Travco Properties. It is not a single compound with a gate and a pool. It is a destination with neighbourhoods inside it, and understanding that structure is the first genuinely useful thing a buyer can know — because the name on a listing tells you much less than people assume.

It sits in the first tier of Egyptian coastal destinations — the same tier as Marassi, judged on master-planning, delivery record and the quality of what has actually been built. Worth saying plainly, because Marassi now spans two separate coastlines: Marassi North Coast on the Mediterranean and Marassi Red at Ras Soma on the Red Sea. A comparison only means something once you know which Marassi is being compared, and on the Mediterranean these two destinations are peers.

The hierarchy runs like this:

Almaza Bay — the destination. West Bay by Almaza — a neighbourhood within it. The Island — a phase within West Bay by Almaza.

A property advertised as "Almaza Bay" could sit in any of several neighbourhoods, at different distances from the water, at different stages of delivery, with different service arrangements. Two units carrying the same destination name can be substantially different assets. This is the single most common source of confusion we correct for buyers.

What you can actually buy

Shared amenities include swimmable lagoons, direct beach access, a clubhouse, The Village retail district, restaurants, sports facilities, and access to the hotel and spa.

The current Island release is primary stock, not resale — every unit carries new status. That matters more than it sounds: primary purchases come with developer payment terms and a delivery timeline, while resale is typically a cash purchase of something you can walk through today. They are different transactions with different risks, and buyers often arrive assuming they are shopping for one when they are being shown the other.

We do not publish prices in prose. Figures move, and a number that is stale by a quarter is worse than no number at all. Current pricing and payment terms for any specific unit are on that unit's listing, or an advisor will walk you through the range in a single conversation.

A year-round destination

Almaza Bay operates year-round. That is worth stating directly, because it is the exception rather than the rule on this coastline and it changes what the address is worth to you.

Much of Egypt's North Coast is built around a summer season — genuinely social, genuinely busy, and genuinely shuttered for a good part of the year. Almaza Bay is not on that model. The hotels, The Village retail district and the wider service infrastructure run through the year, which means the property is usable outside July and August rather than closed and waiting.

For a buyer, that matters in two concrete ways. An owner can use the place on a long weekend in November rather than only in season. And a unit intended to be let is not competing for a ten-week window against everything else on the coast.

Buying here as a foreign national

What is specific to a destination like this one:

The name on the brochure is not the specification. Delivery standard, finish level and what is included vary by phase. Confirm it in the contract, and agree a written snagging list before final payment rather than after.

Payment terms are part of the price. An advance and deposit structure changes the real cost of a unit. Two units at the same headline figure can differ meaningfully once terms are compared.

Service charges and management arrangements differ across neighbourhoods within the same destination. Ask what they cover, who sets them, and how they have moved historically.

Rental, if it is part of your case. Whether a unit can be let, through whom, and on what split is a question to settle before purchase, not after.
