For Sale: 5 Bedroom Town Villa – Right in Selection II by Almaza Bay, Almaza Bay | BUA 423 sqm | From EGP 68,000,000

Coastal living at Selection II — Mediterranean villa with private pool, North Coast Egypt

Life inside Selection II by Almaza Bay runs at a pace that is genuinely rare on Egypt’s North Coast. The Village retail and dining hub puts Em Sherif, Beefbar, Sachi, and Pier 88 within an easy walk; a dedicated beach running track follows the shoreline past outdoor relaxation spots and beach volleyball courts. Six international hotels — including multiple Jaz properties and Steigenberger — mean that guests, family, and rental guests are fully catered for without ever leaving the bay. The Clubhouse, landscaped green corridors, and a children’s dedicated play area make the compound work as a year-round address, not only a summer retreat.

For DACH investors, Almaza Bay carries a specific logic: the North Coast’s Ras El Hekma corridor has attracted sustained developer attention, and Travco Properties’ long tenure in the market signals project-delivery confidence. Two payment tracks are available — 50 % paid over six years for earlier delivery, or a 10 % deposit with handover triggered once 50 % has been paid — giving European buyers meaningful flexibility around currency timing and capital planning. A 7 % maintenance fee applies. Core and shell delivery creates additional scope for buyers who want to engage a European design team.
