A reinforced concrete structure in MB40-45 class, engineered for earthquake resistance to Eurocode standards. Ten centimetres of facade insulation. Four-season double-insulated panoramic windows with thermal-break aluminium joinery and integrated shutters. A-class security entrance doors with smart key access, and fire-rated interior doors in real MDF wood.

Residency now, positioned to become EU residency
Owning here entitles you to legal residency in Montenegro for as long as you hold the property, renewed yearly.
That gives access to local healthcare, banking and utilities, and a pathway to long-term residency over time. It is granted on ownership, not on an investment threshold.
The part worth thinking about is what happens next. Montenegro is the front-runner for the next round of EU enlargement and is targeting accession in 2028. On accession, residency held through property ownership is positioned to become EU residency - with the mobility that carries. Buying before accession is the whole point of the timing.

What buyers ask first
Can foreigners buy property in Montenegro?
Yes. Citizens of most countries, including all EU states, the UK and Switzerland, can buy an apartment in Montenegro in their own name with full freehold ownership, registered at the Land Registry. No local company and no residence permit is required to purchase.
What rental yield does Bellevue Residence project?
The developer projects 10-14% gross rental yields, supported by year-round demand on the Bar coast and professional rental management. Capital appreciation of 30-40% is expected by completion in December 2026. These are projections, not guarantees.
How does the 0% interest payment plan work?
70% on signing the notary contract, 10% as a second instalment, 10% as a final instalment before completion, and 10% on key handover in December 2026. The plan carries no interest and follows construction milestones.
What are the annual running costs?
Maintenance is around 1 EUR per square metre per month, covering the building, security and gardens. Utilities run about 50 EUR a month while occupied and about 5 EUR while vacant. Annual property tax is 0.25-0.5% of market value. Notary and registration are a one-off 400-700 EUR.
Is there a purchase tax, and can it be avoided?
Montenegro charges a land transfer fee on a sliding scale: 3% up to 150,000 EUR, then 4,500 EUR plus 5% on the portion between 150,000 and 500,000 EUR, then 22,000 EUR plus 6% above that. First-time buyers are fully exempt, which saves 3-6% of the purchase price.
Does buying property give me residency in Montenegro?
Yes. Property ownership entitles you to legal residency for as long as you hold the property, renewed yearly, with access to local healthcare, banking and utilities. Montenegro is targeting EU accession in 2028; on accession that residency is positioned to become EU residency.
When is Bellevue Residence completed?

How far is the beach, and the nearest airport?
The beach is 500 metres away. Bar town centre is 10 minutes by car and Podgorica Airport is about 40 minutes. Budva, Kotor and Porto Montenegro are all within easy reach up the coast.
Is parking included?
Parking is optional and starts at 16,000 EUR for a space in the secure underground garage with direct access to the building. Covered parking is scarce in surrounding buildings, so spaces also rent well.
